This four-season property has a working fireplace in the center of its cathedral ceilinged living room which provides a warm and convivial ambience on cold or chilly days.

The third floor sunroom is bathed in sunlight and stunning views throughout the year. These views are shared by the adjoining deck on warm days and balmy nights. Residents have a choice of dining locations; either the antique Irish pub table in the living room or a similar table on the enclosed front porch.

Both easily seat eight to ten people. The large, fully appointed kitchen invites several cooks to stir the broth. There are four bedrooms; two beds queen and two doubles, as well as a much-coveted double bed on the balcony.

The library/television room has a convertible sofa bed, as does the sunroom. There are two half-baths and a large bathing room with shower and double jacuzzi in the window overlooking the garden. There is also an outside shower.

Laundry facilities are located in a shared utility room. The house is not actually a duplex. It is a large single family house with two adjoining apartments rented by year-round tenants one of whom is the care-taker of the property.

The property is surrounded by wooded preservation land. Access to the town beach is directly down the driveway and one half block. The Provincetown Theatre is virtually next door, the gallery district begins two blocks away, and Town Hall in the heart of Provincetown is a ten to fifteen minute walk.

The pristine beaches and undulating dunes of the National Seashore are minutes away by car and slightly longer by by bike.
